What is Arbitrage?

What is “arbitrage?”  It is a very willing buyer and a very unwilling seller.  Let me give you an example.  In 1987, an investor bought 1.25 acres of land for $25,000 in Lancaster, CA at Lancaster Blvd. and 27th Street West.  In 1996, McDonald’s/Chevron needed the land so badly, that they paid the owner $1.2 Million!

In real estate transactions, there is no central auction market that dictates and controls prices.  Also, there are no two real estate parcels alike.  These “market imperfections” allow for arbitrage, placing control over sales price and return on either side.

College Tuition – yikes!!

I don’t think I’m alone when it comes to thinking about how much college tuition will cost in the year 2020.  Not a fun thought.  Young adults who get out of college now spend years trying to pay back loans!  Many parents, including us, have invested in Education IRA’s and 529 plans.  But after my 401K tanked, I’m not too confident in these investments either.

In land banking, you want to think about investing for a term of 10 years or more.  It’s patient money.  So right now would be a great time to buy my kids this TANGIBLE investment.  I’m going to roll their money into a “self-directed IRA” – an IRA that allows you to invest in non-traditional investments, such as land.  I’ll let you know how it goes.

Why California?

If California were a country, its economy is deemed 6th.  If you put a dot on the center of downtown Los Angeles and draw a circle with a 60 mile radius, this is called the undisputed economic capital of the state of California.  In this circle, a third of it is water!  The rest of it holds 46% of California’s population, 45.5% of total bank deposits, 55.8% of the largest companies, 67% of California’s international trade and 3rd per capita Gross National Product compared with leading nations.  The ports of Long Beach and Los Angeles are the 3rd busiest container ports in the world.  You can find this info on laedc.org and Wikipedia.

Here’s the gold.  Southern California is projected to absorb a population that of 2 Chicagos by 2020.  There are 100 million acres in California, and only 2 million are left to develop – 2%!  Based on the population explosion and the scarcity of land, I want to own as much of this land as possible in order to receive the gold in the future.  My land will be in high demand by developers and consolidators.  But this is not just any land.  This is land with extremely well-planned research.  You must be very careful.  Please refer to my post Buyer Beware!
