Carl Ross owns real estate empire in Victor Valley

VICTORVILLE — A legend in the golf club manufacturing industry, Carl Ross today owns a

commercial real estate empire in the Victor Valley.

His recent acquisitions include more than 1,000 acres of industrial land in north Apple Valley, as

well as 250 acres of prime retail property in Hesperia.

“Other people think I am completely nuts,” Ross said. “I’m sure they laughed at me when I started

buying land in the Victor Valley three years ago. They are not laughing now.”

Happy Investors

The overall vibe on our deal is strong to say the least.  I actually did not think that there would be too much going on for a year or two….at the least.  Having said that , I jumped on this because the timing was exceptional.  You know the deal……..usually you do the due diligence, go in, and then watch it go down for a while and then finally it starts moving up after forever……………well, I think this situation seems to of  had momentum from the start. These comments are from investors of mine who partnered on a parcel in April 2007 at $1.29 per square foot.  I attended an update seminar on this area in September 2007.  About a mile away from this parcel is listing by CB Richard Ellis for $4 per square foot.  The zoning is the exact same.  So if this were a 1 to 1 comparison, the return would already be 210% in 5 months!  This wasn’t all of this parcel’s update; but of course investors like numbers.  So this was the portion of the update they were most excited about.

Now…would you try to sell it at this point?  NO, YOU BIG CHEAP DATE!!  You hold out until you are the last one standing – until the developers cannot move forward on their project without your land.  How cool it is that?!

Urban Land Institute says that if you are within a 3 mile ring of developments, your investment automatically appreciates by 10%.  2 mile ring is 20%, and 3 mile is 30% of unearned increment.  Unearned increment is an increase in the value of land or any property without expenditure of any kind on the part of the proprietor, according to Wikipedia.

Real Estate IRA

Many of you wonder how you can fund such an investment as land.  What I did is use my 401K money.  I rolled it into a self-directed IRA or Real Estate IRA at Equity Trust Company (ETC).  A self-directed IRA allows one to invest in non-traditional investments such as land without tax penalty.  I have used ETC for 2 of my land investments.  They have excellent customer service and are very seasoned in this type of investment.

My 401K wasn’t doing any good where it was anyway.  In fact I almost lost all of it at one point.  Luckily, slowly, I made it almost all back so that I can use it toward a safer and more solid and tangible investment.  I don’t ever see myself being able to retire with my money in a traditional 401K, especially with the prediction of the stock market crash to come when the baby boomers start cashing out on their retirement funds.  (Prediction by Robert Kiyosaki in Prophecy)  I once heard at a land banking seminar that it takes 1-2 parcels of land to retire and 3-5 to retire wealthy.  I think this statement is from Urban Land Institute

There is NO headache in land, and it works for you 24-7.  At the end of the day, when the bell rings in the stock market, $10 is $10.  100 shares of IBM are all alike.  However, not one parcel of land is alike; and you have the beautiful potential for arbitrage.

AV Water Plan

People who are savvy about the high desert region in Northern LA county have asked me about the water supply issues and needs of the region.  There is an 819 page public review draft report as of July 2007 to address these issues. 

The Antelope Valley Integrated Regional Water Management Plan (IRWMP), A.K.A. The AV Water Plan, is a multi-county collaboration effort developed to address regional concerns about water supply reliability, water quality, flood protection, environmental resources and land use management in the Antelope Valley.  AV Water Plan.org 

The plan includes water management strategies such as:

  • Water supply reliability
  • Groundwater management
  • Water quality protection and improvement
  • Water recycling
  • Water conservation
  • Stormwater capture and management
  • Flood management
  • Recreation and public access
  • Ecosystem restoration
  • Wetlands enhancement and creation
  • Environmental and habitat protection and improvement

It is an understatement, especially in Southern California, to say that water is one of the most important issues facing community builders today. In fact, water is vital to every step of the development process, from land acquisition and initial planning, through environmental reviews and irrigation decisions.

Funny, but oh so true!

I cracked up when I read this today!  I was in bed with a mosquito when I was on holiday in Greece in the summer of 1996.  I was miserable, and I didn’t sleep the whole night.  For days, I was endlessly scratching!  Now, whenever I hear a mosquito around at night, I don’t sleep until that sucker is dead!

So to bring it home, nothing or no one is too small to make a difference – including your thoughts and feelings!

Lancaster OKs funds to boost city project

LANCASTER – The city will contribute more than $1.9 million toward a $6 million project to spark redevelopment of downtown Lancaster into a pedestrian-friendly area that’s been compared to Santa Monica’s Third Street Promenade or Old Town Pasadena.
